The rules for booking directly with us, in plain language.

In short: a 50% advance to confirm, the balance 7 days before arrival. Cancel up to 14 days before arrival and we refund everything; between 13 and 7 days before, we keep 50%; with less than 7 days' notice there is no refund. The city tourist tax is paid separately.

1. What this is

Lemilà – Authentic Stay offers furnished apartments in Milan's Isola district as tourist rentals, for stays of up to 30 days (Articles 1571 et seq. of the Italian Civil Code and Article 4 of Decree-Law 50/2017). This is a rental of the apartment, not a hotel service.

2. How booking works

A request sent through the website, WhatsApp or email is not binding on you or on us. Your booking is confirmed once:

  • we have confirmed availability, dates, number of guests and total price in writing;
  • we have received the 50% advance;
  • the rental agreement has been signed by both parties.

3. Price

The total price in our confirmation includes all costs of the stay, except the tourist tax (section 8). We charge no service fees.

4. Payment

  • Advance: 50% of the total price, due within 48 hours of our confirmation. If we don't receive it in time, the dates become available again.
  • Balance: the remaining 50%, due 7 days before the arrival date. If you book less than 7 days before arrival, the full amount is paid on confirmation. If the balance is not received by the due date, the booking is treated as cancelled by the guest and section 5 applies.
  • Methods: bank transfer or a secure payment link. We never ask for card details by message or email.

We issue a receipt for every payment.

5. Cancellation by the guest

Cancellations must be sent in writing, by email or WhatsApp. The date we receive it is the one that counts.

  • Up to 14 days before the arrival date: full refund of everything you have paid.
  • Between 13 and 7 days before: we keep 50% of the total price (the advance) and return any balance already paid.
  • Less than 7 days before, or no-show: no refund. The full price of the stay is due.
  • Early departure: unused nights are not refunded.

Refunds are made within 14 days, using the same method as the payment. Requests to change dates are handled subject to availability.

6. Cancellation by us

If we cannot host you for reasons attributable to us or due to force majeure (for example a serious fault that makes the apartment unusable), we refund everything you have paid and, where possible, offer alternative accommodation.

7. Right of withdrawal

As this is an accommodation service for specific dates, the 14-day right of withdrawal for distance contracts does not apply (Article 59(1)(n) of the Italian Consumer Code, implementing EU Directive 2011/83). The cancellation terms in section 5 apply.

8. Tourist tax

The City of Milan charges a tourist tax per person per night, according to the rates and exemptions set by the City. It is not included in the price and is paid on arrival; we collect it and pay it to the City.

9. Arrival, departure and documents

  • Check-in from 3:00 PM, check-out by 10:00 AM. Other times on request, subject to availability.
  • Minimum stay: usually 2 nights.
  • On arrival every guest, including children, must show a valid ID document or passport. By law we must report guests' details to the police (Article 109 of the TULPS) and statistical data to the relevant authorities. Without documents we cannot hand over the apartment.

10. House rules

  • Only registered guests may stay overnight, up to the maximum number stated in the confirmation.
  • No parties or events. Please respect quiet hours and the building's rules.
  • Any specific rules, for example on smoking or pets, are stated in the confirmation and the agreement.

11. Damage and liability

We don't ask for a security deposit. Guests are responsible for damage to the apartment and furnishings during their stay, beyond normal wear and tear, and agree to tell us promptly about any fault or problem. We recommend not leaving valuables unattended.

12. Complaints and governing law

If anything goes wrong, write to us: we always try to fix it right away. These terms are governed by Italian law. For consumers, the competent court is that of the consumer's place of residence or domicile.

How we handle personal data: Privacy. In case of differences between language versions, the Italian version prevails.
